Picture-perfect wine country living is yours on a scenic 18+ acre vineyard property complete with a newly-remodeled 3,000 sq.ft. farmhouse with vast views of grapevines and rolling hills. A flexible layout makes the former B&B ideally suited to serve as a desirable vacation rental, second home, or primary residence.

Located in the Templeton Gap District of the Paso Robles AVA, the 15.5 acre vineyard includes approximately 7.5 acres of Cabernet Sauvignon (new block clone 412 on 10-14 rootstock), 4 acres of Sangiovese, and 4 acres of Merlot. Organically farmed with an expected yield in the range of 75 tons, the fruit benefits from a cooling coastal influence and diurnal temperature fluctuations. Wine grapes are currently sold to local high-end wineries. Water wise, the property isn't subject to Paso Robles Groundwater Basin restrictions and features a high-producing well. A detached Ag building offers ample parking, practical equipment storage, and wine room.

The inviting 2-story farmhouse has it all. The spacious 4 bedroom and 4 bathroom design comfortably houses up to 4 couples--perfect for a luxe destination getaway. Beyond the stunning vineyard location and flexible interior, a wraparound porch and generous open kitchen make entertaining a breeze. Away from it all yet only moments from downtown Templeton, soak up the peace and pleasure of wine country's best.
