San Luis Obispo County is not one market. It's three, and they differ more than the 40 miles between them suggests. North County is inland, hot in summer, and where nearly all the acreage is. The City of San Luis Obispo is the county's job and university center. South County runs from Arroyo Grande to the coast and stays cool year-round.
Most people relocating here start by picking a town. We suggest starting one level up: pick the area first, then the property type, then the town. It's a faster search and fewer wasted weekends.

Where the acreage actually is
If you want land, you're looking at North County or the rural edges of South County. That's not a preference; it's geography. The parcels are inland: east of Paso Robles toward Creston and Shandon, west of Paso along the Highway 46 West corridor, around Santa Margarita, and on the Huasna side of Arroyo Grande.
Coastal land exists but is limited, expensive to develop, and often subject to Coastal Commission review. That's a longer, less predictable process. Confirm any coastal parcel's permitting path with a land use professional before you write an offer.
Climate is the thing people get wrong
Newcomers underestimate how different inland and coastal weather are here. Paso Robles regularly runs 20 to 30 degrees warmer than Pismo Beach on a summer afternoon. Both are in the same county. If you're relocating sight-unseen, that difference matters more than almost anything else on your list.
North County gets real seasons, including winter frost. The coast rarely freezes and rarely gets hot. The Templeton and Atascadero corridor sits in between.

Paso Robles to San Luis Obispo: about 30 minutes on 101, including the Cuesta Grade
Atascadero to San Luis Obispo: about 20 minutes
Arroyo Grande to San Luis Obispo: about 20 minutes
Paso Robles to the coast at Cambria: about 45 minutes on Highway 46 West
Nipomo to Santa Maria: about 15 minutes
